O/A/C Meeting 3: Demolition and Framing


Exterior from the SW Corner; porch and deck have been completely removed.  Columns have been salvaged for future re-use.
East addition demolition is underway; removal of interior finishes is the first step

East addition interior; ceiling has been removed and roof joists exposed

New attic mechanical room framing is complete


Attic floor joists; an example of the many areas where structural elements have been compromised and requirement correction.
Second floor / south bathroom; new structural elements including new joists, blocking and sheathing in place
Living room; note new walls at ground floor accessible bathroom and second floor joist repairs
Chapter room; new wall framed at kitchen / av closet; chase for outside air intake for basement mechanical equipment

Mockup of new electrical boxes; due to the electrical system upgrade, we will need to add receptacles in the existing house to meet current code.  In order to keep the cost down, we will have surface mount wiremold boxes at baseboard locations; conductors will be fed from below

Basement under existing bathroom showing more areas requiring structural correction; top plates / joists have significant rot damage; additionally joists have been notched

Existing crawlspace / future basement toilet rooms; existing beam scheduled for replacement and excavation / underpinning will allow a reasonable ceiling height
